IKEA Components Factory is located in Nantong District, Nantong City. Its main function includes packaging and sales of furniture accessories. IKEA Group is the owner of the project and also the owner of the operation stage. The life expectancy of this building is set to 50 years.

Project Highlights:
1. Full life cycle cost analysis
The project uses a full life cycle cost analysis. By taking into account the long-term performance cost of the building, instead of thinking about only the cost of the initial capital investment, it helps to better understand the rate of return on investment of various technologies adopted in the project. The guiding significance of the LCC analysis report to decision-makers is as follows:
- Deepen understanding of the total cost of assets, especially the impact of operation, maintenance and replacement costs on total asset life cycle cost
- Compare different options within a predetermined asset life (period)
- Consider the total life cycle cost during the selection process of each scheme
- Identify potential opportunities to increase the revenues OR to decrease the return on investment
- Balance investment costs and maintenance costs
- Ultimately influence the decision by introducing the concept of LCC analysis
2. Disaster resistance and durability
In order to strengthen the durability and climate adaptability of the entire factory, the consultancy company and design company worked side by side to analyze the risks and disasters that may occur in the early stage, which include:
- Common factors such as earthquakes and fires
- Special factors such as solar radiation, extreme weather, vegetation, air pollution and temperature changes
To ensure the safety of the factory, related protective measures have been taken on the facades, doors, windows, structures, roofs, foundations, etc.
3. Acoustic design
In the early stage of design, IKEA has invited professional acoustic experts to do the acoustic survey, and the acoustic simulation based on the actual state of the site and the surrounding environment, including:
- The impact of production equipment on sound insulation
- Acoustic impact of the factory on surrounding sensitive buildings
- In the design stage, prioritize sound insulation to reduce noise pollution in surrounding residential areas and schools
- Personalize sound insulation measures for different areas to ensure a better office working environment
4. Ecological environment protection
The project team conducted professional research on the ecological environment of the factory and surrounding areas and adopted relevant measures to protect and compensate for biodiversity in long term. In addition to the related environmental protection work during the construction phase, in order to reduce the interference of light to nightlife (insects, birds, bats, etc.), the lighting during operation will be limited to the necessary minimum (in lighting area, light intensity, lighting time, temperature and beam direction), such as:
- Road, aisle and parking lot lighting (priority intensity: 20 lux or less)
- Pedestrian walkway lighting (weak intensity LED to demarcate the road border)
5. Thermal modelling
Since there are conference rooms and office areas in the factory, sensible temperature comfort of the occupants is also one of the focuses of the design team. In this IKEA project:
- For the best indoor thermal comfort, employees in the office can set the temperature through the remote control
- Plus the system settings can be controlled in the distance in case the user does not have a deep understanding of the system functions
- Lastly, the control system of the entire office area is set to provide heating from 6 am, and cooling from 8 am in considering the working hours
The occupants can set and adjust the office temperature according to their needs. Each terminal will be equipped with an indoor thermostat that allows a temperature change of +/- 3 ° C. The initial temperature set varies from 20 ° C in winter to 26 ° C in summer.
