TERAO supports the climate resilience of your real estate assets and urban projects, as an expert advisor, project manager and technical design office – at all stages of the life of an urban development, infrastructure or building project, from development to operation.
TERAO, a pioneer in sustainable design since 1993, has developed a high-level expertise in the climate resilience of buildings and territories. With three decades of interventions in all climates – from -40°C to +40°C, in more than 45 countries and the 5 continents – TERAO is able to analyze the climate vulnerability of your assets, assess the associated physical and financial risks, and define concrete and quantified adaptation strategies by 2070.

Our climate resilience interventions cover the entire spectrum of adaptation:
- Analysis of physical risks (natural hazards: flood, heat wave, storm, RGA, rising water table, tornado, etc.) and transition risks
- Assessment of the vulnerability of assets in the short, medium and long term
- Adaptation action plans, quantified and prioritised, with estimated work costs
- Strategic portfolio support via our Climate Action Suite platform
Why is climate resilience essential for the building industry?
The National Climate Change Adaptation Plan (PNACC) projects an increase in average temperatures of +2°C by 2030, +2.7°C by 2050 and up to +4°C in 2100. The year 2024 was the hottest on record, with an average temperature 1.55°C higher than historical references. The trajectory is mapped out: the real estate sector has no choice but to anticipate.
Why and when to identify the climate risk of your assets?
Identifying climate risk means empowering ourselves to act with discernment: prioritizing adaptation investments, securing acquisition decisions, and managing resilience at the scale of an asset or an entire portfolio.
4
Key reasons to identify climate risk:
INTEGRATE forward-looking climate data into your acquisition and development decisions
ANTICIPATE threats: physical risks (natural hazards) and transition risks (regulations, insurance)
UNDERSTAND how climate dynamics can disrupt operations or reduce performance: business interruption, accelerated aging, rental risk
ASSESS asset exposure and estimate losses on your portfolios
When to identify the risk?
Climate resilience is built throughout the life of an asset. TERAO intervenes at four key stages:

Choice of site Development of real estate projects

Heritage monitoring

Design of new buildings or buildings under rehabilitation

Building in operation
Our approach: 3 levels of climate resilience study
TERAO has structured its offer into three progressive and complementary levels of intervention, adapted to the needs of project owners, asset managers and real estate investors.
Level 1 – Flash Study
- Definition of the site’s exposure and identification of the natural hazards present
- Assessment of the level of risk by hazard (heat wave, flood, storm, RGA, rising water table, tornado, forest fire, etc.)
- List of prioritized adaptation recommendations
Ideal for a rapid initial qualification of the climate risk of an asset or during a site selection phase.
Level 2 – In-depth Study
- Definition of the site’s exposure and its level of hazards (including prospective climate data for 2030-2070)
- Site visit and in situ analysis of the building and its vulnerabilities
- Detailed report: vulnerability assessment (multi-hazard radar diagram), quantified optimization scenarios
- List of Hazard-Targeted Adaptation Recommendations
- Costed and prioritized work plan, with estimated adaptation costs
The In-Depth Study is at the heart of our climate diagnosis approach. It produces an actionable report that can be directly used to prioritize investments in resilience.
Level 3 – Portfolio support and monitoring
- On the assets: completion of the In-Depth Study (Level 2), then support and operational monitoring for the implementation of the adaptation action plan
- On the portfolios: integration of assets into our Climate Action Suite platform, monitoring of localized climate alerts, management of the evolution of the portfolio according to the actions implemented
This level of support is particularly suitable for large real estate portfolios, real estate companies, institutional asset managers and local authorities wishing to manage their resilience strategy over the long term.
